Owner-operated land clearing, forestry mulching, excavation and small-structure demolition — serving Williamson, Dickson, Cheatham, Maury, Hickman and Humphreys Counties within about 60 miles of Burns, Tennessee. You get the same operator on every job, start to finish, and a free estimate before any equipment rolls onto your property.
Freedom Land Management has been clearing land across Middle Tennessee since January 2019. Josh Tant owns and operates the business himself, which means the person who walks your property and quotes the job is the same person running the machine when the work starts. That matters when you are handing over acreage you have plans for. You are not getting a rotating crew or a subcontractor you have never met — you get one operator who is accountable for the result.
We handle traditional land clearing, forestry mulching, excavation and site prep, and small-structure demolition for landowners, homeowners and builders throughout Williamson, Dickson, Cheatham, Maury, Hickman and Humphreys Counties. The forestry mulching equipment we run is among the most productive skid-steer setups available, and the mulching head makes a visible difference in how clean the finished ground looks. Every project starts with a free on-site estimate and a straight answer about what your land actually needs — including when the answer is that you need less work than you thought.
Every property is different, but the process is the same on every job. Here is exactly what to expect from the first phone call to the final walk-through.
You call or submit the form, and we come walk the property with you. We look at the acreage, the density of the growth, the terrain and the access, then give you a straight price. There is no charge for the estimate and no obligation, and if the job is not a fit for our equipment we will tell you that instead of taking it anyway.
We agree on exactly what gets cleared and what stays — mature hardwoods you want to keep, fence lines, property pins, septic fields and utility runs all get marked before anything starts. If your project needs permits or utility locates, we point you to what is required in your county. You get a scheduled window, not a vague promise.
We haul the machine and attachments to your site and set up staging and access. Mobilization is the part most landowners do not think about when they picture the cost of a job, so it is priced into the quote up front rather than showing up as a surprise line item later.
The work gets done with the right method for your goal. Forestry mulching grinds standing brush and small trees into a clean layer of mulch left on the ground, which controls erosion and needs no hauling. Traditional clearing removes material entirely when you need bare, buildable ground. Either way you get the same operator on the machine every day until it is finished.
We grade off ruts, clean up the access route, and walk the finished property with you before the machine leaves. If something is not the way you pictured it, that conversation happens while the equipment is still on site — which is the only time it is easy to fix.

Freedom Land Management handles the full range of work that gets raw or overgrown Tennessee property ready for whatever you have planned for it — whether that is a house pad, a pasture, a build site or just usable land you can walk again. Every service below is performed by the owner directly, and all four are available anywhere in our Middle Tennessee service area. If your project needs more than one of them, they get sequenced into a single job rather than quoted as separate visits.
Traditional land clearing removes brush, undergrowth, stumps and trees from your property entirely, leaving open, workable ground. This is the method you want when you are building, running fence, opening up pasture, or reclaiming a lot that has grown up over years of sitting idle. We clear anything from a single overgrown residential lot to multi-acre tracts, and we work around what you want left standing. If your job also needs a driveway cut in or a pad prepped once the ground is open, that gets handled in the same mobilization.

Forestry mulching grinds standing brush, saplings and small trees into a uniform layer of mulch that stays on the ground where it falls. There is no burning, no hauling, and no pile of debris left behind — and the mulch layer holds soil in place and slows regrowth. It is faster and less invasive than traditional clearing on the right job, and because it does not require dry, firm ground, it is work we can keep doing through Tennessee's wet months. We run one of the more productive skid-steer mulching setups available, and the difference shows in how clean and even the finished ground looks.

Once the ground is open, most projects need dirt moved before anything gets built on it. We handle general site prep, grading, driveway cut-ins, house pads and underground utility work for residential projects across the service area. This is often the natural second half of a clearing job — a homeowner calls about clearing a lot and ends up needing the driveway in and the pad prepped before a builder can start. Having one operator carry the project from standing timber to a graded, buildable site keeps the schedule and the cost under control.
Services include:
We take down small residential structures — detached garages, sheds, outbuildings, mobile homes and small houses — and clear the site afterward so you are left with clean, open ground rather than a debris pile. Demolition often turns into the first phase of a bigger project: the structure comes down, the lot gets cleared, and the pad gets prepped for whatever is going up next. Because demolition does not depend on dry ground, it is another service we can schedule through the wetter parts of the year. Tell us what is coming down and we will walk it with you before quoting.

Josh Tant owns the business and operates the equipment himself. The person who quotes your land clearing project is the person on the machine when the work happens, which means nothing gets lost between the estimate and the execution. When you have a question mid-job, you are talking to the decision-maker, not a foreman relaying messages.
You get told what your property actually needs, including when that is less than you expected. Pricing is explained up front, mobilization is built into the quote instead of appearing later, and if a job is outside what our equipment does well, we say so. The reputation this business has been built on since 2019 came almost entirely from word of mouth — that only happens when people trust the work.
Not all forestry mulching leaves the same result. We run one of the more productive skid-steer mulching setups on the market, and the style of mulching head matters for how even and clean the finished ground is. If you have been disappointed by a previous mulching job, the finish is usually where you see the difference.
Land clearing, forestry mulching and demolition do not require dry, firm ground the way some earthwork does. That is deliberate — it means your project does not sit idle every time there is a rainy stretch, and you are not fighting for a slot in a three-month backlog every spring. Booking during the slower winter months usually gets you a better spot on the calendar.
We are based in Burns and work within about 60 miles of it, with Williamson and Dickson Counties as home turf. That means knowing what the terrain does across Middle Tennessee, what the ground is like after a wet week, and how long a job in your area actually takes — not guessing at it from two counties over.

Not sure if your property is in range? Call and ask — we will tell you honestly rather than quote a job we cannot service well.
Price per acre depends almost entirely on how thick the growth is and how the terrain sits. An acre of light brush and saplings moves fast; an acre with dense growth and larger trees takes considerably longer on the machine, and steep or wet ground slows it further. Mobilization — getting equipment to your property and back — is also a real cost that gets built into the quote rather than added later. Because those variables swing widely from one property to the next, we do not publish a flat per-acre rate. Call for a free on-site estimate and you will get a firm number for your actual land.
Traditional land clearing generally costs more per acre than mulching because material has to be removed from the site rather than ground up and left in place. What drives the number is tree size and density, whether stumps have to come out, how much debris needs hauling, and how easily equipment can get on and off the property. A cleared acre for a house pad is a different job from an acre of pasture reclamation, even on the same piece of land. We walk the property, look at what is actually there, and quote it for free.
Forestry mulching grinds brush and small trees into mulch that stays on the ground, so there is no hauling, no burning and no debris pile. The mulch layer helps hold soil and slows regrowth, and the job can be done on wet ground. Traditional land clearing removes the material entirely and leaves bare, open ground — which is what you need when something is getting built on it. Mulching is usually faster and less invasive; clearing is what you want for buildable ground or when stumps have to come out. Tell us what the land is for and we will tell you which one fits.
Almost always, yes. Before a builder can start, the footprint has to be cleared, the pad has to be prepped and graded, and there usually needs to be a driveway or access road capable of carrying construction traffic. Utility runs and septic fields have to be accounted for before dirt moves, not after. We handle the clearing, the grading and the pad prep as one project, which keeps you from coordinating three separate outfits and three separate mobilization charges. Getting this sequence right early saves real money later in the build.
Cost comes down to the size of the structure, what it is built from, whether there is a foundation or slab to deal with, and how much debris has to be hauled away. Utility disconnects and any required permits factor in as well, and those vary by county. We handle small residential structures — detached garages, sheds, outbuildings, mobile homes and small houses — and clear the site afterward. Larger commercial or structural demolition is outside what we take on, and we will tell you that up front rather than waste your time. Estimates are free.
Yes. Reclaiming overgrown pasture is one of the more common jobs we take on across Dickson, Hickman and Humphreys Counties. Forestry mulching works particularly well here — the mulch layer breaks down into the soil rather than being hauled off, and you can usually seed behind it. If you need the ground completely open for equipment or fencing, traditional clearing is the better call. We can also clear and mulch fence lines that have grown in, which is usually the first thing landowners want handled.
Yes, and it is often the same job. A landowner calls about clearing a lot and ends up needing the driveway cut in, the house pad built and the site graded for drainage before a builder can start. We do general site prep, land grading, driveway cut-ins, house pads and underground utility trenching. Handling it as one continuous project means one mobilization instead of two or three, and no gap in the schedule waiting on another outfit to show up.
